I'm a realtor, when and why should I recommend a sewer inspection?

We are strong believers that sewer inspections should be suggested every time a client is buying a home, as there can often be issues that will not be seen during a walk-through. Sewer inspections are especially necessary for homes that are more than 20 years old or that have large trees or shrubs present. These homes are most often the ones that have sewer line issues.
